Dawsonville, GA Homes for Sale and Dawson County Real Estate

TL;DR — Quick answer

Dawsonville is the Dawson County seat in the GA 400 corridor, about 1 hour 15 minutes from downtown Atlanta without traffic. Only 4,888 of the county's 35,365 residents live inside the city, so most homes follow county rules for rentals, septic and permits, and Lake Lanier homes also follow the Corps' dock rules.

City of Dawsonville or unincorporated Dawson County?

Dawson County was created in 1857 and Dawsonville, its county seat, was founded in 1859. The county runs from the foothills of the mountains down to Lake Lanier, and the county describes most of it as rural, with growth along the GA 400 corridor.

4,888

35,365
Dawson County residents, same estimate
30,477
Residents outside the city, the county's only incorporated place

The city covers about 9.6 of the county's 210.8 square miles of land, so most homes in the county, whatever their mailing address, sit outside city limits. The city posts its zoning map and a historic resources map that shows the city limit line. The line decides several things for a buyer:

Inside city limits Unincorporated county
Property tax No city millage (0.000) on top of county and school County and school
Short-term rental City license, 6% hotel-motel tax County permit, 8% hotel-motel tax
Water and sewer City utilities for city customers Etowah Water and Sewer Authority or a well and septic

Dawsonville communities and what you will find

  • Chestatee is a 550-acre planned golf community on Lake Lanier with an 18-hole course, swim and tennis, trails and a private marina with boat slips, according to its community site. The course, Chestatee Golf Club at 777 Dogwood Way, is open to the public. See Chestatee homes for sale.
  • Gold Creek is a 600-plus-acre master-planned community with its own homeowners association, a few minutes from downtown.
  • Crystal Falls Lake and Golf Club is a membership club at 416 Crystal Falls Fairway.
  • The Oaks at Dawson is a Meritage Homes community that the builder reports is sold out, so homes there are resales. See The Oaks at Dawson.
  • Big Canoe lies partly in Dawson County and partly in Pickens County.

Gold Peach Realty also keeps community pages for Dawson Grove, Sosebee Creek, Fireside Farms and Black Mill Preserve.

Downtown. GA 53 runs through the middle of town, and the Downtown Development Authority, created in 1996, sponsors projects in the Historic Business District. Main Street Park and Glen Wallace Park are within walking distance of downtown.

Buying near Lake Lanier in Dawson County

Part of Lake Lanier lies in the southeastern part of the county. Dawson County runs four lake parks: War Hill, Nix Bridge, Thompson Creek and Toto Creek. Boat ramps cost $6 a day or $30 a year for county residents.

  • The shoreline is federal. The U.S. Army Corps of Engineers owns most of the land around the lake, and private lot lines do not extend onto it. Order a survey.
  • Elevations are in feet above mean sea level. Full summer pool is 1,071 feet; the flood-control pool tops out at 1,085, and flowage easements below that line bar habitable structures.
  • A dock permit does not transfer. Permits last up to 5 years and become void at the sale. The buyer applies with the recorded deed, plat, dock and site drawings; the Corps estimates 6 to 8 weeks once the package is complete.
  • New docks are allowed only on Limited Development shoreline, about 47% of the lake, with at least 82 feet of private frontage and one dock per household.

Property taxes

The state's 2025 millage digest lists the City of Dawsonville at 0.000 mills, Dawson County at 5.463 and the school district at 10.800. Georgia assesses homes at 40% of fair market value, so a $500,000 home ($200,000 taxable) carried about $3,253 a year in county and school tax at 2025 rates before exemptions. For 2026 the county and the school board both proposed keeping their rates (5.463 and 10.8, against rollback rates of 5.228 and 10.327); the adopted 2026 rates were not posted when we checked.

Homestead. The standard exemption takes $2,000 off assessed value. Dawson County homeowners aged 65 to 74 with 5 years of homestead get $200,000 off for school tax, $300,000 at 75 and older, and $200,000 after 30 years of homestead at any age, on parcels under 12 acres. Apply in person at the Tax Assessor's office by April 1.

Schools

Dawson County Schools runs one high school, Dawson County High School, plus Dawson County Junior High, Dawson County Middle School and four elementary schools: Black's Mill, Kilough, Riverview and Robinson. We did not find an online zone lookup, so confirm the school for an address with the district office at 706-265-3246.

Short-term rentals: city and county rules differ

  • Inside city limits, rentals of 30 days or less need a city license, which runs to December 31. The city fee schedule lists $225 a year plus a $50 application fee. Adjacent owners are notified, an agent must reach the property within two hours of a call, overnight occupancy is two per bedroom plus two, and only one dwelling per parcel may be rented as a whole. The city's hotel-motel tax is 6%.
  • In unincorporated Dawson County, stays under 30 nights need a county permit before you list ($350 new, $300 renewal), with a two-night minimum. Since September 18, 2025, only one site-built single-family home per parcel qualifies, on at least 0.5 acre. The agent must respond within two hours and live in Dawson or an adjacent county. The county's hotel-motel tax is 8%.

Georgia adds $5.00 per night, and association rules can be stricter than either government.

Water, septic and new construction

The Etowah Water and Sewer Authority provides water and sewer in Dawson County (706-216-8474), and the City of Dawsonville runs water, wastewater and garbage service for city customers. Septic permits and well water evaluations come from Dawson County Environmental Health, 751 Highway 53 East, Suite 120 (706-265-2930).

New homes in the county pay a development impact fee of $5,800 per single-family home, and building permits carry a $50 administrative fee plus a size-based fee, such as $825 for 1,801 to 2,500 square feet (schedule effective August 1, 2026). Grading an acre or more needs an erosion control plan.
