1. ONBOARDING DOCUMENTS
The onboarding documents include pertinent information about your property:
 
1.  Listing Agreement - (Exclusive Seller Brokerage Agreement)
2. Property Disclosures
3. Community Disclosures (HOA Communities Only)
3. Seller Listing Intake Form
4. Utility Provider Form
5. Seller Home Features & Upgrades Form
 
These important documents will be sent to you as an online interactive document and should be completed to the best of your knowledge and as quickly as possible to avoid delays.

2. PRE-LISTING AND REPAIRS

Please complete these tasks at least 24 hours before your scheduled photoshoot:

3. PHOTOSHOOT DAY
In order for the photographers to do their best work, we respectfully require that the sellers and any other residents and pets are not present during the staging and photoshoot. Please make prior arrangements if necessary.
4. KEYS
We will require at least 2 keys so our team can access the property. Please have them ready on the kitchen counter prior to the photoshoot.
5. LOCK BOX AND FOR SALE SIGN

A lockbox and if allowed by the community and/or by seller preference, a for sale sign will be installed at the property.

6. POST PRODUCTION
Post-production enhancing of photos is generally ready a few days after the photo shoot, depending on how much post-production work is needed. 
7. LISTING ACTIVE

After our marketing team and transaction coordinators complete their detailed final checks, your listing will be activated online. You'll get an email shortly after with a link to view your listing in all its glory.

8. SHOWING REQUESTS
Showing requests will be sent to you via ShowingTime by text or email. If you have concerns or restrictions regarding the showing of your property, please let us know as soon as possible so we can arrange it in the ShowingTime system to accommodate your needs and requests.
9. Offers
Offers will be presented (sent to your email) when received and in the order in which they are received in the case of multiple offers. We will contact you to review after sharing and also send for signage or discuss and draft a counteroffer as needed.
10. Under Contract
Once Under Contract, we will send you an email detailing your particular closing journey and the steps, terms, and timelines involved based on your contract parameters.
11. INSPECTIONS AND APPRAISALS 
We will coordinate the inspection and appraisal schedules, along with providing you with information, checklists, and more detailed guidance as the appointments approach.
12. CLOSING
We will coordinate the closing with you and all parties involved to ensure everything is accounted for so you can have a smooth and successful closing. Completing The Gold Peach Realty Experience while still being available to you for all your post-closing questions and real estate needs.
