Property Description

Exceptional 503.32 acre legacy estate in North Coweta County overlooking the Chattahoochee River, representing one of the largest private riverfront holdings south of Atlanta. The property features approximately 4,200 feet of river frontage and encompasses the prized western portion of the renowned Cedargate Farms, known for its rolling topography, sweeping water views, and remarkable privacy. Ideally located just 35 minutes from Hartsfield-Jackson Atlanta International Airport, this offering provides a rare balance of seclusion and accessibility. The property includes a 3-bedroom, 3-bathroom Southern California-inspired brick Atomic Ranch residence. Equestrian improvements are anchored by the Olympic Barn, originally built to train the 1996 Belgium Olympic Equestrian Team, featuring seven stalls, a tack room, and a two-bedroom apartment with kitchen, living room, and full bathroom above. The barn is surrounded by arena space and paddocks, creating a turnkey equestrian operation. Additional structures include a polo barn, sunken tractor barn, pole barn, livestock paddocks with well and pumped water, and infrastructure supporting an active cattle operation currently producing alfalfa and Tift 44 Bermuda grass. The property offers substantial road frontage on Jim Carmichael Road and Old Carrollton Road, providing a private western entrance. Portions of Old Carrollton Road, Copeland Road, and Dyer Road traverse the property as perpetual easements and are closed to public access. Cedargate Farms has hosted premier sporting and social events, including elite polo matches, fox hunting with the Bear Creek Hounds, and national commercial and film productions. Right of First Refusal applies. Seller is conveying land and permanent structures located south and west of Cedar Creek (Parcel 032 4016 001). Land and structures north and east of Cedar Creek are excluded. The centerline of Cedar Creek will establish the new parcel boundary. Parcel 032 4014 005 is included. Buyer is responsible for required surveys. County water is available at Old Carrollton Road. This extraordinary riverfront property offers exceptional potential as a private family retreat, elite sporting estate, long-term investment, or development opportunity.
