2) Day-1 Demand Engine (Days 1–3)

3) Offer Execution (Days 4–30)
Weekly updates, real-time adjustments inside the Price Band, and offer-day negotiation.
1) Target & Approval (Day 0)
We lock your underwritten pre-approval/POF and target list (areas, styles, must-haves, showing preferences).

Program Terms & Conditions
New clients only. Offer valid for first-time clients of Gold Peach Realty who mention this program during their first contact (call/form/text). One offer per household/transaction.
What “Under Contract in 30” means.
“Under contract” = a fully executed purchase agreement signed by all parties. The 30-day clock starts at 11:59pm on “Go-Live Day”:
Sellers: the date the listing goes active in MLS and our marketing begins.
Buyers: the date we confirm your underwritten pre-approval and activate your search.
What the 1% is. The credit equals 1.00% out of our 3% side commission credited to you at closing.
Sellers: 1% of final sale price applied to our listing-side commission.
Buyers: 1% of our buyer-side commission, subject to lender/underwriter approval. If a lender does not allow a credit, the credit cannot be issued.
Capacity & geography.
Limited monthly slots; participation subject to availability. Program offered only in our defined service areas.
Pricing claim.
Our objective is the highest-probable price within a CMA-supported Price Band during the 30-day window. We do not promise a specific “market value,” appraisal value, or Zestimate.
Seller Qualifications (must all be met):
List within an agreed Price Band from our CMA.
Complete Make-Ready checklist we provide (we can coordinate vendors).
Approve media within 24 hours of delivery.
Allow private, scheduled showings daily 9am–7pm (we do not run open houses or agent-only previews).
Be available to review/respond to offers/counters within 24 hours.
No listing pauses >72 hours except during an accepted offer.
If any qualified offer at/within the Price Band is declined by Seller, the guarantee is void.
Buyer Qualifications (must all be met):
Provide full underwritten pre-approval from a recognized lender.
Attend at least X tours we schedule and respond within Y hours to showing/offer requests.
Submit Z qualified offers we advise (based on comps/terms) within the 30-day window.
Maintain financing readiness; promptly provide documents required by lender/closing.
Exclusions.
For sellers: Properties with material defects not disclosed/remedied, tenant-occupied with limited access, short sales/REO, commercial/multi-family (5+), auctions, or listings where access, renovations, or staging are materially restricted.
For buyers: contingency chains outside our control that delay contracting.
Verification.
Client agrees we may verify MLS activity, showings, offers, and lender status to confirm eligibility.
Non-transferable.
Not combinable with other promotions; no cash value; void where prohibited.
We may update or end the program at any time (changes apply prospectively and never to clients already enrolled and active).
Disclosures & licensing.
Offered by Gold Peach Realty. All brokerage services are subject to a signed representation agreement and applicable state/federal laws.
